A Comparative Market Analysis to determine the value of your home is a complimentary service.
You may need to establish the market value of your home for several reasons - considering selling, comparing your tax assessment, probate purposes, buy-out of a family member, etc.. The data that I use is not limited to prices of properties similar to yours that have recently sold or that are actively listed in your area. I will discuss market statistics specific to your niche market, such as Sales to Listing Ratios, Average Days on Market, current inventory and absorption rate, Housing Price Index, etc.. All of these factors put together will impact how buyers value your home in today's market.
I use a two-step process. Firstly, I need to see your home. I would never do you the disservice of taking pricing lightly. I want to carefully review all the data after I view your home, so that I am using the right comparisons. I want to get to know the things about your home that are special to you, and perhaps the things that bug you. I want to understand your motivation and purpose for the market evaluation.
