Initially, I want to have a relaxed meeting with you to get acquainted, and to see if we are comfortable working together. It is a starting point to see if your needs can be met in our current market and to establish open and honest communication. We will discuss your needs and wants, your lifestyle, the features you are willing to compromise on, and those that you won't. I will give you information about the buying process, additional costs to budget for, disclosure of Agency and the fiduciary duties owed to you, the services you can expect from me, and a referral to a mortgage professional if required. I only want to work with you if you want to work with me on an exclusive basis. I want your buying experience to be a positive and fruitful one. Working co-operatively will get you to your goals more efficiently.
Your Next Step - Loan Pre-Qualification
Once we have addressed your needs, your next step in the purchasing process is to get pre-qualified with your bank or a mortgage company. I can refer you to a mortgage professional that has an excellent reputation and track record for successfully acquiring loan approval for his/her clients. Please note that a pre-approval is different that "pre-qualification" that can be done on-line. Your lender will require verification of income and downpayment, and a credit check. It is really important that you have your pre-approval done prior to shopping for a new home. Not having your ducks in a row with your financing and deposit monies will put you at a disadvantage against others buyers when it comes to making a strong offer.
Finding the Right Homes for You
Once you've been pre-qualified and know what price range you can comfortably afford, I can help you determine which properties fit your needs. As we view homes that look appealing to you, you are judging whether this is a home that you want to live in. I am doing the same, but I am also looking at your long term investment, future resale value, and can we do better? My opinions are based on 25 years of experience, and knowing the product mix of homes available in the Vancouver market. If I feel there is a reason you should not choose a specific property, I will honestly let you know.
Helping You with all the Details from Offer to Completion
I will prepare a professionally written offer on your new home, present and skillfully negotiate it on your behalf, keeping your bargaining position confidential. Each real estate transaction is as unique as you are, and I will use my years of experience to insert clauses into your contract for your benefit. I will provide you with recent comparable sales and market information to help you determine the price you are willing to pay. If our offer is in comeptition with another buyer, I will guide you through the multiple offer process, which has a lot of moving parts, and requires experienced skill.
Upon a successful accepted offer, I will guide you through the subject removal phase, assist with arranging a building inspection, provide necessary documents to your lender, and review strata documents to provide my objective opinion on how the strata is run. After subject removal, our brokerage will hold your Deposit in Trust as required under the Real Estate Services Act. I will guide you through the steps from conveyance to completion, and provide the keys to your new home.
